Compliance

Last week I found myself pulling out my January newsletter and reading the Convenant Compliance section again and wondering if I am the only person who read it.  I recently had a visit from a board member letting me know that my neighbor complained because I had too many vehicles and a trailer parked in my yard for a week.  Not once did my neighbor get up out of his chair and cross the road to ask about the situation.  The situation could have been as serious as a relative lost their house to foreclosure and needed a place to stay or my son-in-law lost his life while serving in Iraq and my daughter was moving in with me.  Luckily it was something as simple as my daughter and family moving back to Colorado, their house being rented and they needed a temporary place to stay.  Contrary to what some people think it takes time to assimilate a family and belongings into a home that is already full.  I explained that everything would be back to normal a soon as possible but I was told I should read the convenants and understand that I will be fined.  I asked about all the other houses in the neighborhood who are not in compliance on a regular basis and was told that their neighbors didn’t make a complaint.  Just mine! Now do I become as cynical as my neighbor and drive around and report people who aren’t in compliance?  Since that day I have driven around the neighborhood a few times and on a regular basis there are 7 to 8 homes with two vehicles parked outside at all times.  Do I report them?  Would it make me feel better about being singled out?  With everything going on in the world today the number of vehicles anyone has in their driveway doesn’t normally even register with me.  Would I have liked my neighbor to cross the road and speak to me directly as was suggested in the newsletter?  My answer would be a resounding yes!

Below the Post box is the Upload box. You can upload pictures or files. Treat files like pictures, but make a link instead of a picture. Copy and pasting files really don’t work because the formatting is different. Don’t bother with the stuff below the upload box. You will never need them. If you want to leave this page before you are done, select “Save”. If you want to save while you are going along, select “Save and Continue…”. If you don’t publish it will be saved as a draft, and you can go back and publish later. After you publish, you can still edit your own posting. Have Fun!

Uploading Photos

Below your posting box, there is an “upload” box. Hit “browse” which will browse your computer for a file or image. Open and then upload. When you have the image, (make sure your image is sized for the web..72-95 resolution). After upload, click on the picture, it will bring up options. Choose thumbnail or original, linked to image or page or not linked (choose not linked for now). Then choose close options. Technically, we should be able to drag and drop the image into the editor box.  It works with IE, but not my Firefox. Instead, right click the image, click on “copy image location”. Then in the post box tool bar click on the “insert/edit image” icon. In this box after “Image URL” right click and click “paste” or key “ctrl, v”. If the image is too big, click on it and it will bring up the resize box. You can fiddle with the “alignment” choices. I haven’t found a choice that allows you to move the image to a different location on the page. I’ll let you know. WordPress does have tutorials. This version is 2.0.2, so you have to be aware of what version your tutorial is talking about. In order to get fancy with your postings, you will have to do some studying.

Wildlife in Highland Park

Just wondered how many different animals folks have seen in our area. Of course we have the antelope across Black Forest Rd and some coyotes, but I also have seen weasels. The attached photo shows the weasel, approx 12 – 13 inches long. Just wondering what other critters folks have been seeing (and possibly documenting via photos) around our area.

Beware of Bonafacio Sanchez – Buried Alive Tree Service

Learn from our experience. We bought trees from Bonafacio Sanchez – Buried Alive Tree Service about 6 months ago. The majority are now dead. Although we have a written 1 year guarantee, Facio has yet to honor replacement of the trees. Please think twice before using his services. I’ve noticed other neighbors who have the same dead tree dilemna and I know they bought from him. I won’t speak for anyone else, but I know first hand that I am getting the “run-around” from Facio. He drives a white truck.

Wells & Water Quality

Many of us have faced sediment, odor, iron, and hardness issues with our well water. A few neighbors have wonderful water straight from the well with no treatment required whatsoever. If you have one of these “wonderful” wells — consider yourself fortunate.

I wrestled with ways to treat my water at Lot 79 — 7357 Forestgate. My well is 580 feet deep, in the Denver aquifer. As delivered untreated from the well, it is very hard, contains sediment which tends to clog shower nozzles, etc., and has an extremely strong rotten-egg odor due to high hydrogen sulfide content. Initially I installed a Whirlpool whole-house filter to deal with the sediment, and an activated carbon taste/odor filter to remove the hydrogen sulfide smell. I also installed a water softener to take care of the hardness.

To keep the smell under control, I had to replace the activated carbon filter every six days — which wasn’t a good long-term solution. All the methods to correct hydrogen sulfide problems that I researched involved adding some oxidizer to the water (chlorine bleach or potassium
permanganate) and then filtering to remove the solid particles that form when the hydrogen sulfide oxidizes with these chemicals. These solutions are complicated because the right ratio of chemical feed must be established, and chemical supplies are required (potassium permanganate is a HAZMAT material — with associated high shipping costs). I was willing to do this if necessary, but came upon a much simpler, no-maintenance solution, a product sold as “The Terminator”
that removes hydrogen sulfide, iron, and sediment from water.

I first learned of the Terminator from a local water treatment company, and installation was estimated to run $1,500. I am pretty handy, and if I installed it myself the company said they would knock off about $200 of that price. A bit of web research at the place where I bought my water softener revealed they sell the Terminator system at a much lower price (http://www.qualitywatertreatment.com/iron_filters.htm#terminator). I’m not at all associated with this company — but recommend their site to get educated on water treatment options. I can attest to the fact that they are a good company and saved me a lot of money on my softener and Terminator system.

The Terminator system uses an air injection venturi (the oxidizer used is simply air) near your pressure tank. This injects a measured amount of air bubbles into the water stream every time your pump runs. The air/water mixture mixes in a “mixing tank” where the hydrogen sulfide and iron are oxidized into physical particles. The mixing tank has an air release valve that vents the excess air so you don’t end up with air bubbles in your water supply. The water then goes through a standard sand sediment filter that catches all the sediment from the well along with the now solid sulphur and iron particles. The sediment filter works like a water softener in that it flushes the sediment and particles it has collected out every ~3 days. I installed the Terminator upstream from my water softener, and have had NO issues with iron, sulphur, hydrogen sulfide smell, or sediment ever since. I don’t have to buy any chemicals or maintain the system whatsoever after initial setup. There is a air injector bypass valve that requires periodic adjustment (maybe once every six months), but this is very easy.
